Application Process:

What are your income and credit requirements?
The Applicant(s) must earn total monthly gross income equal to three (3) times the total rent and must have qualifying credit history with a FICO credit score of 580 or higher, which will be assessed a standard one (1) month security deposit. A credit score of 579-500 must pay an additional 0.5 (or ½) month security deposit.* Applicants with a FICO score below 500 are ineligible to rent an In-Town Holdings property unless they have guarantor meeting the following criteria:  (i) total income must be five (5) times the total rent, (ii) FICO score must be greater than or equal to 620, and (iii) there must be no history of housing payment delinquencies.

 What do you expect from a criminal history check? 
 All Residents over age 18+ must consent to a criminal history verification, which must indicate no felony convictions and no sexual offenses, including misdemeanors of a sexual nature.

What do you expect regarding Rental History?
The Applicant/ Non-Resident Guarantor must have no eviction within the last 3 years, and no open/unsatisfied judgments. Applicants providing proof of satisfaction of judgment(s), or proof of current compliance with a financial payment plan to satisfy a judgment, may be considered. 

Do you allow pets?  

Yes!  In-Town Holdings charges a non-refundable pet fee of $100  for the first approved pet;  additional house-hold pets are $25/each. When pets are approved, there is a maximum limit of three (3) domestic animals per household. Domestic animals include cats, dogs and small caged animals. Any pet considered to be of a violent breed such as Pit Bulls or any pet with a history of violent behavior, may be prohibited.

Do you accept Atlanta Housing Choice vouchers?  
 Yes! In-Town Holdings  is currently accepting Housing Choice vouchers for  select properties.  


Do you charge an application fee?
 We encourage qualified applicants and want to make sure the house/resident is a great fit, so we do not charge an application fee.    


I need to move within the next 60 to 90 days. Is it too early to start the rental process?
Because our inventory changes quickly, the home you are interested in today may not be available 90 days from now. We recommend contacting In-Town Holdings about 60 days prior to your desired move date.

How long does the process take from application to move-in?
 We generally can process an application within two (2) business days.  Your move-in date will depend on availability and having the process completed

Does In-Town Holdings accept applicants with previous felony convictions?
 Applicants with felonies will be considered on a case-by-case basis.

Does In-Town Holdings accept applicants with previous evictions?
 To qualify, you must have no evictions within the last 3 years. All previous rental balances must be paid in full.

How do I know I have secured my home?
You have secured your home once you have signed the lease and submitted all monies owed as per the lease agreement.

When do I need to pay my security deposit?
 Your security deposit and prorated rent are required upon signing the lease. If your move in occurs after the 20th of the month, the next month’s rent also will be due at lease signing. If you are a holder of a housing choice voucher, the security deposit is due upon submission of the RTA.

When do I need to sign my lease?
Leases need to be signed within 24 hours of when they’re generated, or there is a risk of forfeiting the home.

What do I need to do in order to schedule my move in?
The Property Manager can you more about scheduling your move in, how to set up utilities and where to send required documentation. Prior to scheduling move in, you must provide proof of renter’s insurance, utility account numbers, full payment of security deposit as well as first month’s rent or prorated rent if move-in is any day other than the 1st. Please note that if your move in is after the 20th of the month, we will also require the next month’s rent.

APPLICANT REQUIREMENTS & RESTRICTIONS
• Each Applicant must be at least 18 years of age. Each Applicant must qualify individually in any and all roommate situations. In-Town Holdings will not accept any application involving the following living situations: (i) more than three unrelated adult occupants (individuals over the age of 18) per home or (ii) more than two occupants per bedroom. The Applicant(s) must provide either (i) a valid driver’s license or ID card issued by federal, state or local government agencies, (ii) a U. S. Passport, or (iii) Permanent Resident Alien Card, which must contain a photo and/or date of birth, gender, height, eye color and address. Applicant(s) with no Social Security Number (SSN) must provide a valid Foreign Passport, along with a Work Visa and proof of the Taxpayer Identification Number (TIN).


• The agents of  In-Town Holdings adhere to the Fair Housing Law (Title VIII) of the Civil Rights Action of 1968 as amended by the Housing and Community Development Action of 1974 and the Fair Housing Amendment of 1988 which stipulate that it is illegal to discriminate against any person in housing practices because of race, color, religion, sex, national origin, disability, familial status or any other class protected by law.

What do I do if I want to move out?

How much notice to vacate do I need to give, and through what period will I be charged rent?
Notice provisions are included in your lease. If you are terminating a lease during the lease term, you may need to give up to 60 days notice and additional penalty charges may apply.

What is the process for receiving my security deposit refund and when will I get it?

Once you’ve done your walk-through, move out and returned your keys, the property manager will process paperwork to issue your deposit back to you up to 30 days following your walk-through inspection.

What happens if I want a satellite dish?

Satellite dishes are NOT permitted on the roof of the home.  You may put  a satellite dish in the yard.

What happens if I want an alarm system?

Please contact your Property Manager.  However, unless otherwise noted, alarm systems are generally fine  to have, but you will be  responsible for the installation (if applicable) and the monthly fee.


Are partial rent payments accepted?
 Generally, no.  But please inquire if you have a specific situation that needs a one-time exception.

How long does it take for In-Town Holdings Homes to receive my payment?
Payments made before the end of the business day will be posted the same day. Payments made after 6pm will be posted the following business day.


NOTE: Full rent payments must be made by the 3rd of the month to avoid penalty and fees
